Moving in Madrid

In short: in Madrid moving costs matter, but logistics cause the real headaches—where to park the truck, whether you need municipal permission, and whether the vehicle can legally enter the city. Settle those three questions with your removal company before signing anything and compare at least three written quotes.

How much does moving in Madrid cost?

There’s no official rate and no reliable independent study with real Madrid figures, so we don’t publish a range without a source behind it. What genuinely moves the price in Madrid is a handful of factors that don’t appear in any standard tariff:

• Building access. A flat with a large, modern elevator in a road with wide streets is nothing like a third-floor walk-up in a narrow city-centre street.
• Actual distance between buildings, not just kilometres: driving across the city during rush hour adds hours to the job.
• Add-on services: packing, wardrobe dismantling, storage or exterior hoist rental.

Permits: when you need them

Madrid’s Electronic Office requires temporary public-space permission when a removal vehicle exceeds 3,500 kg maximum authorised mass (MMA) or when a furniture hoist or similar device is used. The application must be submitted at least 20 calendar days in advance.

In practice, this means two things:

1. If you’re moving with a large truck or hoist, don’t leave the date until the last moment. Twenty calendar days is nearly three weeks.
2. Ask who handles the permit and whether its cost is included in the quote. Many companies manage it themselves, but not all say so upfront.

If your move is small and fits in a light van without a hoist, it normally doesn’t trigger this rule, though you still must follow street loading and unloading regulations.

The Low-Emission Zone matters too

Since 1 January 2025, Madrid’s Low-Emission Zone (ZBE) prohibits vehicles with environmental classification A—no DGT label—from circulating anywhere in the city, except in specific cases. For a removal, it’s easy to overlook: if you book a cheap mover with an older van, it might not legally reach your street. Ask your removal company to confirm the environmental label of the vehicle they’ll use.

How to choose a removal company in Madrid

• Site visit or video call. With so many interior flats, storage cupboards and narrow stairs, a phone estimate often falls short.
• Written fixed quote, with VAT, permits, hoist and insurance clearly listed separately.
• Insurance: ask what it covers for breakage or loss and what the limit is.
• Loading and unloading times: on busy streets or shared loading zones, agree a specific time window.

Neighbourhoods: what changes by area

Moving difficulty in Madrid varies greatly by neighbourhood. In the old city centre, narrow streets, lift-free buildings and limited truck parking are the norm, so exterior hoists and municipal permits are common. Ensanche and newer developments typically have more space for parking and larger lifts, which shortens the job. Always describe your street to the company, not just your flat.

Tips before booking

• Avoid the heat, if you can. AEMET records an average July maximum of 32.1 °C at Madrid-Retiro; an early-morning removal is safer and faster.
• Book with time to spare if you need a permit: the municipal deadline governs.
• Inventory and photograph delicate furniture before loading.
• Check everything on arrival and note any damage on the delivery note before signing.
